| PROJECT COORDINATION |
The construction industry has never experienced such a rapid evolution in technology and performance as it has done in recent years. This has led to the necessity for skilled professional workers that are highly specialised in each area of a project. Clients want to know that their projected targets are met in terms of technical features, costs and timing. This is why it is more important than ever to employ an independent expert to coordinate both specialists and phases of the project - someone with a good overall vision who will optimise the project’s outcome and reduce the need for variations to a bare minimum. |

| MANAGING APPROVALS AND PERMITS FOR THE PROJECT |
Upon client's or client charged expert's request, we can provide skillful assistance and all bureaucratic procedures concerning construction permits |
| |
| TECHNICAL SPECIFICATIONS |
Together with the drawings, technical specifications represent a key document as they describe the project in as much detail as possible. They detail all scheduled work, features of materials to be used and how they will be used. If this document hasn't been prepared by the designer, or if the plan requires further additions, our company can study the specifications and cover any aspect relating to the project’s construction work. |
| |
| SALES SPECIFICATIONS |
We believe that putting forward a property proposal to potential buyers is much more effective and enables them to make well-informed choices, thereby reducing the chance of any future disputes, when the illustrative documentation enclosed with the preliminary contract is clear, detailed and comprehensive. With this in mind, we study and draw up the best possible specifications for the property for sale. |

| QUANTITY SURVEY |
This is a primary and fundamental activity without which it is impossible to start assessing the budget for a project. The more detailed and accurate the quantity survey, the more reliable the final results. Thanks to our diligence and technical understanding of project designs, we can guarantee extremely accurate and comprehensive surveys. If the client does not have a take-off list, or if this list is incomplete, we will provide this list or add whatever is needed. |
| |
| BILL OF QUANTITIES |
Applying costs or unit prices to the quantities of the individual items in the quantity survey enables one to identify the cost or price of all the work involved in the project. Depending on the goals requested, this list can be used to offer a contract for tender or to submit a tender and to set the tools for budgets and management control. |
| |
| WORKS SCHEDULE |
Even if a works schedule has already been provided by the health and safety coordinator or drawn up by the designer as is often the case in the preliminary phases, the works schedule still needs to be updated and more detail added. This ensures that the time needed for individual jobs can be correctly forecasted and introduced into specific contracts with contractors and subcontractors. It also means that the progress of the work can be accurately monitored. With our experience and our special software, we can fulfil any specific request. We pay particular attention to identifying the links between the activities so we can highlight critical areas which need to be kept under strict control. |

| ECONOMIC BUDGET |
The economic budget is a more detailed version of the original estimated budget. The more accurate and detailed this is, the more effective will be the subsequent management checks used to monitor and, if possible, rectify any differences that arise between the estimated costs and the actual costs as they arise. Our company considers the nature and complexity of the project and pays particular attention to ensure that every item required to complete the project is itemised with the utmost accuracy in terms of quantities and unit costs. In addition to analysing the total sum of the direct costs, we will also analyse all the indirect costs just as thoroughly. These are often not given sufficient consideration. We then examine all the site costs plus the company’s general costs to determine the general costs of the job. These calculations will be updated, upon request, each time there is a significant variation compared to the project or to the initial forecasts. The economic budget is without doubt a fundamental tool and should be constantly referred to for every economic choice made throughout the project. This is why it should be drawn up with the utmost care and professionalism.

| FINANCIAL BUDGET |
We produce a comprehensive and detailed financial plan based on the forecasted costs, the works schedule and the client’s instructions for terms of payment and receipts. This plan will highlight with extreme accuracy the periodic requirements needed to handle planned payments. Whilst we draw up the budget, we can study any corrective measures to apply to the receipts and payments initially forecasted in order to maintain an active cash flow. This plan is updated every time there is any significant variation compared to the initial estimates or when checks on the financial management change the situation. |
